Plum Council gives preliminary approval to Maronda Homes plan

A new Maronda Homes community in Plum has cleared a hurdle toward development.

Council voted unanimously on Monday to approve the Imperial-based company's preliminary site plan for 88 single-family homes.

“They're all high-end homes for them,” Councilman Dave Vento said. “It's a little bigger than their previous plans. It seems they're going to do a nice entrance with a boulevard setting with trees in the middle of it. I think it's going to be real nice.”

The homes in the proposed Parkside Estates community would range from $350,000 to $400,000 with each lot measured at about a third of an acre, according to plans presented at a planning commission meeting.

They are to be built on the former McJunkin Farm near the intersection of New Texas and Saltsburg roads.

The proposed 81.5-acre site is zoned suburban residential and located across from the Boyce Park basketball courts.

Vento said the land has been vacant for a while and has a couple of old gas wells on it.

The project will be done in three phases, with the first being 40 homes and the next two phases, 19 and 29 homes, respectively.

“It's really a conceptual plan,” said borough assistant Manager Dave Soboslay. “Things could change when they come back. The borough is comfortable with the project, and they can proceed with further planning.”

Maronda has to obtain a highway occupancy permit for New Texas Road from PennDOT, a permit from the Allegheny County Conservation District and final approval from council before construction can begin.

“There's so many different approvals before they come back to us,” Vento explained. “A lot of people have to look over their plan to make sure it's OK besides us.”

Plans for Maronda's 190-home Wellington Heights project near Saltsburg and Davidson roads continue to be in the development stage.

Council gave approval for that preliminary site plan in March, stipulating there can be no marketing or building until final plans are approved.

Maronda has not moved the project forward since then. Calls to the company were not returned.
