Unity supervisors Thursday approved plans for expanding the scope of a residential development and a proposed medical facility along Route 30.

Agreeing with recommendations of the township planning commission, the supervisors approved a subdivision for phases 2 and 4 of the Villas at Grayhawk residential community near Charter Oak and an amended site plan for Excela Square at Latrobe, an ambulatory care center slated for construction between the Mountain Laurel and Wildcat Commons plazas.

According to project officials, the Excela Square center will contain 115,000 square feet, reflecting a size increase of about 10 percent from a 2013 plan. Excela spokeswoman Robin Jennings said the extra space will allow for inclusion of wound care and occupational medicine services.

“We’re going to welcome it with open arms,” supervisors Chairman Michael O’Barto said of the center.

Supervisors said approvals are needed for a storm water management plan and signs at the intersections of Excela Health Drive with Route 30 and Arnold Palmer Drive.

Supervisors granted the Grayhawk developer, Paulone Companies, permission to construct some of the site’s 25 additional planned housing units with less than the 20-foot gap normally required between structures. The developer will be able to continue with the landscaping scheme surrounding 27 existing units rather than complying with stricter requirements since adopted.

Approval will be needed for a culvert, 900 feet of road infrastructure and storm water and sedimentation plans for the expansion.
