• Housing sales in the Pittsburgh region during September remained flat as total sales reached 2,620, 0.8 percent ahead of the 2,600 for the same month last year, according to a report from RealStats, the South Side-based real estate information company. Beaver, Butler and Westmoreland counties showed slightly higher sales that month while Allegheny and Washington counties were slightly behind total sales a year ago. Average sales price declined, with the five-county average of $172,311 down 2.7 percent from $176,314. New construction took a larger decline with 187 sales, down 9.7 percent from 207 a year ago with the average sales price $344,622, a 2.7 percent drop from $354,138.
• Toshiba American Business Solutions Inc. has signed a renewal for its 14,437-square-foot lease at the Cardello Building, 1501 Reedsdale St., North Side. Representing Toshiba in the long-term lease were Dan Adamski, Nick Francic and Joe Goodman, all of JLL, while Karen Dilla of Cardello Associates represented the landlord. The six-story building has 222,548 square feet, was built in 1940 on 3.2 acres and was renovated in 1990. It offers a fitness center, a restaurant, atrium, courtyard and 24/7 access. The decision to renew was an easy one, Adamski said. The building’s location offers the regional office excellent access to all directions, a key determinant in establishing the office there in the first place, he said. Goodman led the transaction, he said.
• Pittsburgh History & Landmarks Foundation, which recently completed renovation of the historic 420 Wood St. building, said Katie’s Kandies — which will occupy 2,000 square feet on the first floor — will use the location as its company headquarters. Katie’s, owned by Jon Weston, also is located in Fifth Avenue Place, has a store in Oakland and a warehouse in Homestead. Jim “Jeremiah” Schons of Prime Earth LLC commercial real estate services in McKees Rocks said he helped in the Fifth Avenue Place location, along with Ben Brown of Beynon & Associates. Weston said Schons will represent him in future locations.
• Nicholas and Josephine Redondo will seek the approval Thursday of the Pittsburgh Zoning Board of Adjustment to use 1,298 square feet on the first floor of a building at 300-02 S. Pacific Ave., Bloomfield, as a restaurant, along with 700 square feet of outdoor seating area, and continue use of upper floors as two dwelling units plus add one business identification sign. In 1980, a grocery store was approved for the site. PRO 1 LLC, wants to use a front deck for an existing one-story restaurant at 3806 Acorn St., Greenfield. Edward J. Lesoon Jr. wants to build a two-story structure at 4901-03 Baum Blvd., corner of Broughton St., Bloomfield, as two-family dwelling and the first floor as a four-car parking garage, while continuing use of an existing 2½-story building as five dwelling units. Daurora Brothers seeks approval to use 3,500 square feet of an existing one-story structure at 1203 Edgebrook Ave. as vehicle/equipment repair with parking space at Dane Street. Leigh Beth Stubblefield wants to use an existing structure at 7310 Monticello St., Homewood, as a child care for as many as 15 children.
• Pittsburgh residents Gino and Molli Torriero, along with partners Jake McNary and Jason Betters, plan to bring Uncle Maddio’s Pizza to the region. The foursome expect to locate the first of five restaurants in the region over the next five years, starting in early 2015. Each store would have 30 employees. This would mark the first Uncle Maddio’s in Pennsylvania. The company operates 25 locations in nine states but has 10 in development this year, plus more than 225 in other development phases.
• BCL Waterfront LLC will relocate to 700 E. Waterfront in Homestead where Louis Oliva of Newmark Grubb Knight Frank has arranged a lease for 38,500 square feet. The former occupant, Continental Office Environments, relocated its warehouse to Neville Island and is moving into offices on the North Shore.
• Recent openings: Eat’n Park Restaurant’s newest eatery opened last week at 1250 Banksville Road, replacing the former restaurant which was demolished and its site converted into a parking lot. Dollar Bank’s new 4,400-square-foot Richland office and loan center at Richland Mall, 5375 William Flynn Highway, Richland, offers four drive-through lanes, a loan center and safe deposit boxes. Its former building’s site is now a parking lot.
• The storeroom that formerly housed the Shadow Lounge in East Liberty is now occupied by The Cloakroom. Although The Cloakroom has opened for events and private parties, its bar won’t have regular hours until spring, said Joey Hilty, who does marketing and events coordination, according to PopCity Media. Hilty said Livermore, also a bar-restaurant, will share a kitchen with The Cloakroom.
