A Walgreens drug store will anchor a proposed retail development to be built at the current site of the Municipal Authority of Westmoreland County's headquarters.
Anthony J. Dolan, of Pittsburgh-based Walnut Capital Acquisitions, told the Hempfield Township Planning Commission Wednesday the water authority building currently situated at Route 30 and South Greengate Road will be razed to make way for Lincoln Place.
He said the proposed retail plaza will include a freestanding, 15,000-square-foot Walgreens; another 12,000-square-foot building for retail space; and three other buildings to house big-box retailers.
Other businesses that may locate in the plaza were not identified, but Dolan said they could include two clothing stores and an office supply retailer.
To ease traffic congestion, South Greengate Road is to be expanded from one lane to four at its intersection with Route 30, said Chuck Wooster, an engineer with traffic consultant David E. Wooster and Associates Inc.
The municipal authority sold its 15-acre site on Route 30 for almost $6 million and is building a new headquarters in New Stanton, next to the Turnpike Commission's Western Regional building at the Arona Road exit of the Amos K. Hutchinson Bypass. The authority's new office is expected to be open by July 2007.
Dolan estimated the earliest that construction on Lincoln Place could begin is within 14 months.
The proposal will go before the planning commission at least one more time, most likely in May, before it is forwarded to supervisors for their consideration.
