Sale of office building won't affect state services
The sale of the state office building on North Main Street in Greensburg should result in no changes in services, state officials said.
The Hudson Holding Co. of Hermitage in Mercer County recently sold the building to Frontier Equities of New York and Don Hanson and his affiliates of New Jersey for $15.15 million, according to Stephen Marzullo, senior vice president of CB Richard Ellis Inc. of Wayne in Chester County.
"The sale of the building will have no impact on the operations of state government in that building," said Ed Myslewicz, spokesman for the state Office of General Services. "Our lease agreement stays in place."
The state agreed to pay about $1.6 million yearly as part of a 15-year agreement.
The nearly 85,000-square-foot building houses the offices of the Bureau of Disability Determinations, the Bureau of Workers' Compensation, the Unemployment Compensation Board of Review and the Unemployment Compensation Tax Services, all part of the state Department of Labor and Industry.
The disability determination office occupies more than 75 percent of the structure. Approximately 265 people work in the building.
The property has 13 on-site parking spaces and 265 parking spaces leased through the city of Greensburg.
"(The building) is the best type of real estate to be selling in this market," Marzullo said. "It is a new property, leased long term to a solid tenant and is exactly what investors are looking for right now."
No immediate changes are planned for the structure, Marzullo said.
A third party will manage the property.
