Top residential, commercial real estate deals of the week — Nov. 30

Property: 1819 Blvd. of Allies, Uptown

Seller: Blind & Vision Rehabilitation Services Pittsburgh

Buyer: One 1816 Locust LLC, Pittsburgh

Details: Blind will relocate its Industries Division, training and administrative functions into one building, providing sleeping rooms for individuals who travel from other sites to receive specialized training, two training rooms, a staff low-vision optometrist and a roof garden.

Comment: “We organized and sold to a separate agency in order to received $11.25 million in New Market Tax Credits. Work is under way on the building with a potential opening in June or August of 2015,” said Erika Arbogast, president.

Property: 11835 Frankstown Road, Penn Hills

Seller: On Line Inc.

Buyer: NILU Enterprises Inc., Belle Vernon

Details: Acquired gas station, including convenience store

Comment: “We will continue the current use as an investment,” said Duke Ukani.


Property: 1770 Pine Hollow Road, Kennedy Township

Seller: Jerome and June Oliver

Buyer: H&J Enterprise LLC, Pittsburgh

Details: The strip shopping center (Kennedy Commons) containing Medicine Shoppee, Flowersmith, Picasso’s Pizza and Ravas Heating & Air Conditioning was built in 1950. It has 6,600 square feet of retail space and 6,600 square feet of warehouse space underneath, currently vacant.

Comment: Attempts to reach Denis A. Byrd Jr., the new owner, were unsuccessful.

Comment: “The floor plan was exactly what the buyers were looking for — open and functional for a family with small children. They also fell in love with the beautiful serene wooded lot,” said Kathe Barge, Howard Hanna Real Estate.


Property: Ligonier Borough

Seller: Denison Investments LLC

Buyer: Margil and Mason Walsh Jr.

Details: Two-story Colonial built by Montgomery & Rust in a prestigious “in town” location; landscaped yard with no maintenance; two-car attached garage; central air conditioning

Comment: “The buyers were excited about the prospect of having a new luxury home very close to the Diamond (town square), and loved the fact that they were able to have a lot of input into the interior design and amenities as the home was being built for them,” said Don Kramer of Berkshire Hathaway Home Services.


Property: Squirrel Hill

Seller: Charles Kinder and his wife, Diane Cecily

Buyer: Maxwell G’Sell and Olexandra Chouldechova

Details: Three-story brick home with classic center hall; newer kitchen addition with skylights; family room with gas log fireplace; butler’s pantry; Koi pond; new rear deck; fifth bedroom in separate one-bedroom living area with full kitchen

Comment: “The buyers chose this classic Pittsburgh home because of its proximity to CMU, a two-car garage with private driveway and many updates, including newer kitchen addition and the original center hall dining room,” said Rick Schweikert of Keller Williams Realty.
